The first quarter of 2025 confirmed what many of us working the Cuyahoga County luxury market have felt for months: supply is the story.

Active inventory in the $750K+ segment finished Q1 at 38 homes across Pepper Pike, Chagrin Falls, and Beachwood combined — down 22% from Q1 2024. For buyers, this means competition on anything well-priced. For sellers, it's the best environment in a decade.

What the numbers actually say

Median days on market hit 14 across the county's luxury tier — a figure that would have been unthinkable in 2019, when 45-60 days was standard. Absorption rate (the pace at which active inventory is being consumed) is running at 2.1 months. A balanced market is 6 months. We are emphatically not in a balanced market.

Equally telling: 67% of luxury homes that closed in Q1 did so above original list price. That's not a fluke. That's a structural supply shortage.

Pepper Pike: the tightest market in the county

Of all the submarkets I track, Pepper Pike is the most compressed. Twelve active listings at the close of Q1. Three under contract. Anything priced correctly and presented well is receiving multiple offers within 10 days.

The $1.2M–$1.8M range is particularly active — largely driven by buyers stepping up from Beachwood and Chagrin Falls who want the acreage and school district without moving to full estate pricing.

What this means if you're selling

Now is the time to move, provided you're prepared. "Prepared" means pre-market renovations, professional staging, and a pricing strategy that generates urgency rather than waiting for the right buyer. The sellers who maximize in this environment are the ones who treat the process like a campaign, not a listing.

What this means if you're buying

Patience is a liability right now. If you're waiting for prices to soften, the data doesn't support that thesis in the near term. What you can control: your pre-approval, your decision speed, and your relationship with an agent who knows which listings are coming before they hit MLS.
